In the current economic climate, it is becoming more and more difficult to sell your house quickly, for a good price, or even at all...!
When we sold our previous house, the housing market was definitely on the rise, but we still invested several weeks of our time to:
After so much hard work, we were pleased to sell for a good price to our very first viewer, within 2 days of instructing our estate agent.
More recently, house prices have taken a nose-dive, and the housing market is quite stagnant.
So we spent several weeks doing up my father-in-law's house to sell, after it being on the market for many months...
The paint on the walls was barely dry (and we still had a carpet to fit) when we got an offer for the house, which we were pleased to accept, on behalf of my father-in-law...

The lady looking round said that they'd looked at another one across the road, exactly the same...
But couldn't consider it as it still had the old kitchen in it - you should have seen this one 2 weeks ago, we thought!

One of the most important aspects of staging your house to sell is a change on your own attitude towards your house...
For many years this has been your house - and hopefully it's done good service as a happy family home...
When you want (or need) to move, for whatever reason, it's actually very important to make that emotional break with your home...
So it becomes just a bricks-and-mortar house, that you recognize is going to belong to someone else...
You've spent so long trying to put your own stamp on it...
But now, when trying to sell it, you need to take that personalized stamp off again...
And depersonalize to make it ready for someone else!

You might love that color - but your aim when staging a house to sell is to create a blank canvas where someone else can easily see themselves living...
...whilst at the same time creating a friendly and welcoming atmosphere so that the house feels like a home...
A place where potential purchasers can imagine creating their own home lifestyle, perhaps getting married...
Having children, having family or friends to visit or to stay, perhaps having the grandchildren to tea, or to stay the night...
You don't necessarily have to know exactly what your potential purchasers will want...
But if you create an inoffensive (neutral) but warm and welcoming HOME you certainly won't be putting any buyers off.

And you'll have the best chance of making a quick sale, and at a good price!
I hope some of the ideas in this section, about how to do this, will give you plenty of ideas for selling your own home.
You might (probably will!) have to put in some time, effort and money...
But look on it as an investment in moving on with your life and getting where you want (or need) to be...
...there's little more disheartening than having your home for sale hanging like an albatross around your shoulders and holding you back!
